Record Plan Information

All land parcels are described by referencing record plan information which is recorded at the Registry of Deeds in each properties representative County within the Commonwealth of Massachusetts. A record plan depicts on a plan the property boundaries. A plan reference is usually prepared in the form of a Definitive Subdivision Plan or a Plan of Land. A record plan may also describe any restrictions, covenants, and easements which may be present on the parcel. A record plan is prepared and stamped by a registered land surveyor licensed in the Commonwealth of Massachusetts.

A record plan which describes monumentation that is present on the subject parcel provides visual clarity of the perimeter of the boundary. Understanding the boundary and easements of the property determines the land value.
